What do you need to prepare for your Buyer Market Check?

Start by scheduling your free Buyer Market Check online or call (773) 347-8596. You’ll need to answer a few basic questions about your farm. A Tillable representative will reach out to ensure we have all the necessary information for you and to schedule a follow-up call to present the findings. You can expect the presentation call to last approximately 15 minutes.

What does Tillable do to research farmland?

We gather publicly available data, review recent farmland sales near the parcel, analyze the data, and present our findings and insights on the call. We will email a report to you after the call to keep for your records.

Your Buyer Market Check is presented by a licensed Tillable broker who will help you understand the farm’s current market value. Find out what’s covered in your Buyer Market Check below:

1. Recommended Offer Range

We provide a recommended offer range based on the farm’s soil health, fertility, and market data.  We explain the steps you and your future farmer can take to protect and maximize your asset’s value.  We discuss the type of data you should track with your farmer, what to collect, and when.

Tillable Insight: If a farmer takes excellent care of the farm, but the seller has no record of that activity, then that activity adds no value to the farm. We explain why capturing a farmer’s activities every year to care for the farm protects the asset’s value.

2. Recent farm sale prices near your purchase

As part of your Tillable Buyer Market Check, you will receive a report of farms within 30 miles of the one you are interested in that sold in the last two years.

Tillable Insight: We’ll walk you through current market conditions and expectations for the next few months. Even the best farm may not command the price it deserves in a bad market.

3. How the farm compares to others

We’ll walk through soil quality and yields of recently sold farms and see how the one you are interested in stacks up.

Tillable Insight: Many factors affect the valuation of farmland. We can identify what’s most important to you as a buyer by walking through recent sales.

4. What if you are interested in Mortgage Pricing?

A Tillable Lending Specialist will be on the call to walk you through offerings for  farmland mortgage, refinancing, and cash rent refinancing loans. Our easy-to-use digital Ag financing applications take a few minutes to complete.

5. Delivery of your Buyer Market Check

We discuss all of the above information with you on the call and, after, produce a recap report for you. The report defines the terms and makes it easy to understand the land’s value.
